Securing Top Tenants for a Key Office Tower
Situation
With a rise in company growth, SoEnergy International, Inc, a full-service engineering, procurement and construction company, could not keep its older, existing office space in a ClassB Doral office condo.

Goal
Identify a first-in-class workspace that matched our client’s sustained success, upgraded their company’s status, and attracted talented employees, while providing access to a vibrant city center.
Results
Our president, Keith Darby, secured a Class A, seven-story office tower, totaling 74,473 square feet with abundant parking in Doral.
The quality of the existing buildout and finishes sealed the deal for SoEnergy International, Inc.
The office tower also provided easy access to Florida’s Palmetto Expressway and Dolphin Expressway, as well as numerous restaurants and shopping venues nearby.
Soon after the transaction, Sergio Pino of Century Home builders sold the property, of which US Century Bank was an anchor tenant, to Nelson Albareda and vacated the entire sixth floor of the building.
Albareda of NGF Properties,LLC hired RISE Realty’sKeith Darby to find a new office tenant for the vacated second generation office space. Our team scoured the Miami airport office submarket and, in a matter of weeks, secured a qualified, creditworthy office tenant to a long-term lease commitment for the entire floor.
