Most tenants and investors don't lose money in commercial real estate because of the market — they lose it in the negotiation, the structure, and the strategy. That's where Keith Darby comes in.

As President of RISE Realty in Miami, Keith brings more than 22 years of South Florida commercial real estate experience to companies, medical groups, and investors who can't afford to get it wrong. He closes more than $30 million in transactions annually and has negotiated millions of dollars in rent savings, concessions, and lease flexibility for clients ranging from local operators to national and institutional groups.
Keith specializes in tenant representation and acquisition advisory across office, industrial, retail, and multifamily product types. His clients turn to him for three things: securing the right space at the right economics, avoiding the long-term lease mistakes that quietly compound into seven-figure problems, and identifying off-market and undervalued opportunities that never hit a public listing.

  • Tenant Representation — Office, medical, and industrial users across Miami-Dade, Broward, and Palm Beach. Lease negotiations, renewals, expansions, relocations, and short-term sublease strategies.
  • Investment Advisory — Identifying mispriced and value-add commercial assets in South Florida; underwriting, deal structuring, and acquisition support for private and institutional investors.
  • Portfolio & Lease Audits — Reviewing existing leases for hidden cost exposure, unused leverage, and restructuring opportunities.
  • Market Strategy — Helping clients see around corners in a shifting South Florida market, from medical office expansion to flex and industrial repositioning.


Over more than two decades brokering transactions across Miami and South Florida, Keith has built a reputation for clear thinking under pressure, disciplined underwriting, and a refusal to let clients sign deals that look fine on day one but break down in year three. He has guided real estate decisions for major office and industrial occupiers, medical groups, and capital partners — consistently surpassing investment objectives and earning the kind of repeat-client relationships that define long careers in the business.
Keith holds a Bachelor of Business Administration from the University of Iowa and is based at RISE Realty's Miami headquarters, serving clients throughout Miami-Dade, Broward, and Palm Beach counties.

Beyond the Business

Since relocating to Coral Gables with his wife and stepson, Keith has fully embraced the City Beautiful's country-club lifestyle. He plays golf at Granada and the Biltmore, and is a regular on the tennis courts — competing in the Gladiator Tennis League and rotating through the Biltmore, Salvadore Park, Kirk Munroe, and neighborhood courts around the Gables. He's always open to a match and is actively looking for new challengers in the area.
